Join us at Barclays as a Real Estate Asset Management VP, where you will play a pivotal role in managing a diverse portfolio of Real Estate investment debt assets across residential, retail, industrial, office, life sciences and student accommodation sectors. You will help preserve credit quality, uphold high data standards and ensure the effective risk management of complex transactions with minimum debt exposures of £10 million. Working alongside the lead REAM VP, you will support the leadership of the team, shape future workflows and help drive innovative solutions as the Real Estate debt book continues to grow. You will lead and develop a team of Asset Managers while engaging extensively with clients and internal stakeholders.

What you’ll be doing:

  • Leading a team to deliver best in class management of £10 million+ syndicated and bilateral real estate loans, including line management and capability development.

  • Overseeing portfolio performance , identifying portfolio trends and communicating insights to stakeholders.

  • Ensure team are:

    • Monitoring timely receipt and review of borrower information, including covenant testing and escalation.

    • Maintaining accurate loan lifecycle data within the workflow system (UKRE).

    • delivering accurate and timely processing of loan cashflows, including interest and principal waterfalls.

  • Supervising borrower requests, ensuring high‑quality internal recommendations and managing execution of approved actions.

  • Developing and updating REAM policies, procedures and operating processes with key stakeholders.

  • Ensuring compliance with legal, regulatory and rating agency requirements.

  • Reviewing systems and partnering with technology teams to improve tools and data reporting.

Essential Skills / Basic Qualifications:

  • Proven leadership experience, including managing and developing teams.

  • Strong analytical and numerical skills with the ability to risk‑manage a portfolio of real estate lending.

  • Experience within the real estate sector, including knowledge of lending structures and associated LMA documentation.

  • Excellent communication skills, with confidence to engage clients and present portfolio‑level insights to senior stakeholders.

  • Strong IT capability, including proficiency in Excel and financial models.

Desirable Skills / Preferred Qualifications:

  • Ability to manage competing priorities in a fast‑paced environment.

  • Portfolio management experience and understanding of risk mitigation and balance sheet management strategies.

  • Strong stakeholder management skills with the ability to influence and drive key objectives.

Purpose of the role

To manage debt relationships with high-value corporate clients, balancing the bank's risk appetite with the needs of their clients, ensuring that credit is extended responsibly and strategically. 

Accountabilities

  • Management of client relations and proactively addressing their needs and concerns, exceeding expectations to maintain their loyalty.
  • Monitoring and analysis of industry trends and the client's financial situation, utilising various resources such as financial statements and credit history reports, to assess the credit worthiness of potential customers, identify potential risks and implement measures to address concerns, and communicate key findings/recommendations to relevant stakeholders.
  • Collaboration with account managers for recommendation and selling of relevant banking products and services.
  • Negotiation of credit agreements that align with the client's financial needs and the bank's risk appetite.
  • Negotiation of debt restructuring agreements in cases of financial distress including the exploration of options such as loan modifications, interest rate adjustments, or forbearance agreements to prevent default and maintain the relationship.
  • Resolution of credit agreements issues, including the investigation of the matter, information gathering, and collaborating with relevant departments to resolve the issue to the client's satisfaction.
  • Development and implementation of risk management strategies, including the identification of potential credit risks, assessment of impact scenarios, and recommendations of mitigation measures to reduce the bank's overall exposure.
